Hungary real estate market sees shifting demand and investment trends
The Hungarian real estate market is experiencing a period of shifting dynamics. According to an analysis by Duna House, while demand saw a slight uptick in August, the total number of transactions fell by 13% compared to July, with 8,077 properties changing hands.
Buyers are finding more room for negotiation. In rural areas, discounts of 6–7% on brick houses were noted, while the Budapest brick market saw typical discounts of around 4%. Selling times have also increased; for example, used brick houses in Pest took an average of 100 days to sell, while Buda averaged 92 days.
On the investment side, there is optimism regarding international interest. Ádám Székely, president of the Real Estate Developers' Roundtable Association (IFK), noted increased attention from foreign investors at events like Expo Real. While annual investment capital had previously dropped from €2 billion to €500 million, experts suggest it could approach €1 billion this year, supported by improved international perceptions and available EU funding.
