Hungary's suburban housing demand rises as Budapest share falls

Data from real‑estate agency Duna House shows that the share of homes priced above 100 million forints has shifted from the capital to the surrounding region. In Budapest, the proportion of such transactions fell from 57 % to 48 % over the past year, while Pest county’s share grew from 24 % to 33 %. Analyst Szegő Péter noted that buyers are moving to larger family houses in towns such as Érd, Szentendre, Budakeszi, Vác, Diósd and Vecsés, where the same price now buys 160 m² homes instead of 85‑90 m² apartments in the city.

At the same time, former bank robber Attila Ambrus has struggled to sell his luxury villa in Búbánatvölgy. Despite cutting the asking price from 104.9 million to 95 million forints, the 118 m² house with a private wellness area and a ceramic workshop has found no buyer, highlighting that even as demand for high‑priced suburban properties rises, selling unique high‑end homes can remain difficult.
