Hybrid Work Drives Stable Office Space Demand in Germany

A Manova Partners survey of 73 office tenants shows that 70% of companies continue to use hybrid work models, combining office and home‑office days. Despite the shift, demand for office space remains broadly unchanged—59% of firms report no change, 14% need less space and 15% see increased demand.

Dimitri Maillard, Co‑Head of Asset Management Europe at Manova Partners, said, “Hybrid work is no longer a temporary trend but the new foundation for workplace strategy.” The survey also notes regional variations, with hybrid adoption rising in Latin America and Western Europe while falling in the CEE region.

In Germany, the ifo Institute reports that roughly a quarter of employees work partially from home, confirming that hybrid work is now a permanent feature of the labour market. However, experts caution that cost savings are not guaranteed; sectors requiring on‑site presence (retail, manufacturing, healthcare, etc.) cannot fully benefit, and firms must invest in technology and flexible office layouts to realise potential efficiencies.
