IBA Capital Partners acquires MBOne office building in Madrid

IBA Capital Partners has completed the acquisition of the MBOne office building from Grosvenor. Located at Avenida de Europa, 19, in the La Moraleja business park in Alcobendas, Madrid, the property features 22,000 square meters of leasable space and 829 parking spaces.

Constructed in 1992 and subsequently renovated to prime standards, the building is notable for having floor plates of nearly 5,000 square meters, the largest in its submarket. The facility also includes over 1,900 square meters of common areas, services, terraces, and landscaped outdoor spaces.

IBA Capital Partners plans to implement a capital expenditure (CapEx) program focused on optimizing the building and enhancing its energy performance. A primary goal of this investment is to upgrade the building’s environmental certification from its current LEED Gold status to LEED Platinum. The transaction was financed by CaixaBank, with Rubio Laporta and Écija serving as legal advisors and Arup providing technical consultancy.
