Ibiza housing data shows high multi-family density and new affordable home plans
Data from the Balearic Housing Observatory reveals that multi-family housing dominates the landscape in Ibiza, accounting for 73% of the island's 75,519 homes. This figure is the highest in the Balearic Islands, surpassing Mallorca (65%) and Menorca (62%). In Ibiza capital, the concentration is even more pronounced, with multi-family dwellings making up 96.9% of the local housing stock.
To address housing challenges and demographic pressures, the Consell de Ibiza has announced plans for 1,268 affordable housing units in Eivissa. These units will be distributed through various programs, including the emergency decree, the ‘Construir para Conseguir’ program, and new public promotions from IBAVI.
New measures include a residency requirement of at least five years in the Balearic Islands to access certain protected housing, aiming to prioritize local residents. Additionally, the Consell is allocating land for housing specifically for essential workers, such as healthcare professionals, teachers, and security forces, to ensure the stability of vital community services.
