Ilfov County Council approves land expropriations for Buftea beltway expansion
The Ilfov County Council is moving forward with a project to expand the Buftea beltway, which will increase its length from 5.7 kilometers to 9.9 kilometers. To facilitate the construction of a new 4.2-kilometer connecting road between DN 1A and DJ 101, the council plans to invest approximately 5.92 million lei (roughly 1.12 million euros) in land expropriations.
The expropriation process involves 136 land parcels totaling over 69,000 square meters, most of which are located within the built-up area of Buftea. Compensation rates for the land have been set between 38.89 lei and 151.95 lei per square meter, based on an official evaluation report.
In the broader Ilfov real estate market, land value and legality are heavily dictated by urban planning documents such as the General Urban Plan (PUG) and Zonal Urban Plan (PUZ). These documents define functional zones, construction indicators, and utility access, which can cause significant price disparities between land within built-up areas and agricultural land outside city limits.
