Illinois Realtors launches program to tackle housing supply crisis

Illinois Realtors has launched the Illinois Housing Supply Accelerator Program to address a severe statewide housing shortage. The initiative aims to work directly with local governments, mayors, and county leaders to identify and remove regulatory and zoning barriers that hinder residential development.

The program follows the stalling of Governor JB Pritzker’s legislative efforts to implement unified statewide zoning reforms. While the Governor’s previous proposals faced opposition from the Illinois Municipal League—which argued that land use decisions should remain under local control—the new realtor-led program utilizes a “tailored” approach to accommodate individual city markets.

Research indicates that Illinois faces a deficit of approximately 142,000 homes and must construct roughly 227,000 new units over the next five years to meet demand. Current data shows Illinois authorizes significantly fewer new housing units per capita compared to neighboring states like Indiana and Iowa.
