Incheon selects 16,267 households for major urban renovation

Incheon Metropolitan City has finalized the selection of six leading districts for the renovation of old planned cities, totaling 16,267 households. This represents the largest scale for a single local government in South Korea since the establishment of the renovation system.

The selected areas include the Yeonsu-Seonhak district (5,605 households), Guwol district (2,756 households), Galsan-Bupyeong-Bugae district (2,958 households), Gyesan district (3,418 households), and Mansu 1, 2, and 3 districts (1,530 households). These districts will undergo urban restructuring, benefiting from regulatory exemptions such as relaxed safety inspections and increased floor area ratios.

To prevent real estate speculation, the city has announced a rights determination base date to block practices like ‘splitting shares.’ The city also plans to dispatch Master Planners (MP) to provide customized consulting and administrative support to residents.

In response to these selections, the Incheon Metropolitan Council has initiated research into an ‘Incheon-style space re-creation’ model. This research aims to address issues in both old downtown areas and existing residential districts, focusing on integrating transportation, industry, culture, and green spaces to ensure balanced regional development.
