India real estate market sees rise in premium housing and homeownership goals

India’s residential property market is experiencing a significant shift as demand for premium housing rises. Driven by increased purchasing power and a desire for modern amenities and better locations, developers are increasingly allocating more supply to high-end projects to boost profitability and revenue.

Simultaneously, homeownership has emerged as a primary financial goal for India’s lower-middle-class families. Approximately 31 per cent of this demographic identifies buying a home as a top financial priority for the next five years, marking an 8-percentage-point increase from the previous year. This aspiration is notably higher among women, at 40 per cent, compared to 29 per cent of men.

This dual trend of premiumization at the top end and increased aspiration among the lower-middle class reflects growing financial confidence. The Financial Well-Being Index rose to 40 in 2026 from 34 in 2025. While the shift toward premium housing raises concerns regarding affordability in urban centers, both trends are expected to stimulate economic activity across construction, building materials, and housing finance sectors.
