India real estate sees rising PE inflows and surging Tier-2 property prices

The Indian real estate sector is experiencing significant shifts in both investment and pricing. Private equity (PE) inflows rose 23% year-on-year to $2.7 billion during the first half of FY27, marking the strongest H1 performance since H1 FY23. This growth includes $1.3 billion from domestic investors across 24 deals, a substantial increase from the $220 million invested during the same period last year.

Simultaneously, property prices in Tier-2 and Tier-3 emerging markets have surged by 63% between 2021 and 2026, outpacing the 42% growth seen in major cities. While these smaller markets are projected to contribute between $1.4 trillion and $1.7 trillion to India’s real estate output by 2047, experts warn that rapid price appreciation could erode their traditional affordability advantage. Analysts suggest that the sustainability of this growth depends on whether rising incomes and job creation, driven by infrastructure investment, can keep pace with increasing property values.
