Indian homebuyers shift toward mid-priced larger homes

An Anarock consumer sentiment survey for the first half of 2026 indicates a shift in Indian housing preferences toward mid-priced, larger configurations. Homebuyers are increasingly opting for 3BHK homes, which account for nearly half of the overall choice, particularly in cities like Ahmedabad, Chennai, and Delhi-NCR. The most preferred price segment is emerging in the INR 80 lakh to INR 1.5 crore range, while demand for affordable homes below INR 45 lakh has significantly declined.

In Hyderabad, the CRE Matrix Housing Report shows that unsold housing inventory rose 21 percent year-on-year to 142,722 units in H1 2026. This increase is attributed to new launches outpacing sales, with sales volumes falling 13 percent compared to the previous year. The inventory overhang has reached approximately 29 months. However, industry representatives note that the market continues to absorb supply, with a significant portion of the unsold stock scheduled for completion in later years.
