India’s luxury housing boom spreads from Delhi to Gurugram and Kolkata

India’s residential market is entering a mature phase as luxury demand moves beyond Delhi‑NCR. Gurugram alone recorded 14,248 new residential launches in Q4 2025, a 39% sequential rise, cementing its position as the country’s leading high‑end market. Nationwide, residential sales and launches topped 270,000 units, with premium homes overtaking mid‑range as the largest sales segment. Tier‑2 cities such as Jaipur, Lucknow, Dehradun, Chandigarh and Rishikesh are emerging as new growth engines, driven by improved infrastructure and rising buyer confidence.

In Kolkata, developer Tushar S. Kamdar of Aditya Parivaar is championing boutique premium projects that stress reliability, transparency and long‑term value. His developments in South Kolkata’s coveted neighbourhoods—Tollygunge and Naktala—focus on spacious layouts, natural lighting, efficient ventilation and high construction standards, aiming to enhance everyday living while delivering enduring property appreciation.
