India's REITs and InvITs AUM projected to grow 2-3x by 2030
India's Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) are projected to see their assets under management (AUM) grow two to three times by 2030. According to a report by Ionic Wealth, this expansion is driven by low penetration across various infrastructure segments.
REIT AUM, which currently covers office and retail assets at approximately Rs 3.2 lakh crore, is estimated to reach about Rs 6.8 lakh crore by 2030. For InvITs, which cover sectors such as roads, the current AUM of roughly Rs 5 lakh crore could rise to Rs 13.4 lakh crore by the end of the decade.
The report identifies significant opportunities for growth due to low penetration rates in several areas, including solar capacity (2 percent), transmission lines (2.7 percent), natural gas pipelines (5.9 percent), warehousing (8.1 percent), and roads (8.6 percent). The listed real-asset universe in India has expanded to include office parks, renewables, telecom towers, fiber, and gas pipelines, offering investors predictable cash flows and exposure to real assets.
