Indonesia reviews new housing schemes including TOD and state land use

Indonesia's Minister of Housing and Settlement Areas, Maruarar Sirait, is reviewing new housing provision schemes to meet public demand. These studies include developing residential areas within Transit Oriented Development (TOD) zones, building housing above markets, and utilizing land in densely populated areas. The Minister aims to present a comprehensive report covering regulations, technical concepts, financing, and environmental impacts by early December.

The government is also encouraging the use of state-owned land for housing. Support has been indicated for approximately three hectares from the Ministry of Law and 40 to 45 hectares in Depok from the Ministry of Communication and Digital. Private sector involvement is expected, with companies like Astra expressing readiness to build 1,000 homes each in Jakarta and Bandung.

In a related development, Commission V of the Indonesian House of Representatives (DPR RI) conducted a site visit to the Samesta Mahata TOD apartment in Serpong. The visit, attended by BP Tapera commissioners, aimed to evaluate how TOD developments integrate housing with mass transit to reduce community transportation costs. Legislators emphasized that future developments must prioritize resident safety, comfort, accessibility, and the provision of housing for low-income earners.
