Infonavit housing credit and program details for Mexican workers

Infonavit offers various financing options and regulations for workers in Mexico seeking housing. The ‘Crediterreno Para mi hogar’ scheme allows beneficiaries to use up to 35% of their credit to purchase land, with the remaining 65% reserved for construction. Credit terms range from one to 30 years, though the combined age and term cannot exceed 70 years for men and 75 for women.

Under the ‘Vivienda Bienestar’ program, supported by the government of Claudia Sheinbaum, workers with lower incomes can purchase new homes. Requirements include formal employment, an income between one and two minimum wages, at least six months of seniority, and 1,080 Infonavit points. These units have a maximum price of approximately 630,000 pesos.

Regarding credit eligibility, Infonavit no longer uses credit bureau ratings to reduce the maximum loan amount. As of 2025, workers who authorize a credit bureau check can access up to 100% of their maximum credit regardless of their score. Additionally, property owners must settle all outstanding balances with Infonavit before attempting to transfer or cede property rights to others.
