Infonavit updates housing credit rules and unemployment protections

Infonavit has implemented several updates regarding housing credits and borrower protections in Mexico. Under new 2025 regulations, the credit origination process has shifted away from a points-based system. Eligibility now focuses on three primary criteria: maintaining current formal employment, having at least six months of continuous social security contributions, and not already owning a home. Loan amounts vary based on salary, age, and stability, with options such as Cofinavit available.

For workers facing unemployment, the Institute offers protection schemes to prevent delinquency. Through the 'Pago por tu cuenta REA' portal, users can access the Payment Protection Fund (FPP) for credits contracted since 2009. If the worker has at least six months of continuous contributions, the fund can cover 90% of the monthly payment for up to six months, leaving the borrower responsible for only 10%.

Additionally, the 'Programa de Vivienda para el Bienestar' has updated its pricing limits. For the first sale of homes within this program, the maximum price cap has been raised to 862,000 pesos. Regarding tax obligations, borrowers can download an interest certificate via the 'Mi Cuenta Infonavit' portal to assist with annual tax declarations, specifically to identify real interest paid after inflation for potential deductions.
