Investment funds drive major real estate deals in Spain

Investment funds are driving significant real estate transactions in Spain throughout 2026. While public data regarding large-scale property ownership remains limited due to anonymized land registry records, corporate disclosures reveal high activity in the Iberian market.

Major players such as Blackstone, CBRE IM, Renta Corporación, Cerberus, Ares Management, Santander, and CaixaBank continue to maintain a strong presence. Notable transactions include Fidere, a SOCIMI group specializing in public and rental housing, executing the year's largest deal valued at 1.05 billion euros. This followed a March transaction where the Canadian group Brookfield acquired Fidere from Blackstone, gaining a portfolio of 47 buildings and over 5,000 rental homes.

In May, Azora reached an agreement to purchase 1,200 rental homes in the Barcelona metropolitan area from Patrizia for over 350 million euros. This acquisition targets one of Spain's most densely populated and high-pressure housing markets.
