Ipanema’s Kicarnes Grocery Store Targeted by Real Estate Fund Opportunity

Rumors have emerged that the Opportunity real‑estate fund is interested in acquiring the Kicarnes grocery store located at Rua Visconde de Pirajá, 224 in Ipanema, Rio de Janeiro. The speculation follows a recent report that the fund may seek to purchase the entire building to develop a new high‑end project, which could temporarily close the shop during construction. As part of the alleged deal, the owners would receive cash and a larger ground‑floor retail space in the new development, at least 50 % bigger than the current store.

Opportunity has issued a statement denying any purchase or development plans for the Kicarnes location. The discussion occurs amid Rio’s Reviver Centro urban‑revitalisation programme, which incentivises developers to increase construction potential in the South Zone in exchange for restoring historic buildings in the city centre. The neighbourhood has seen a surge in luxury residential launches, with a 294 % rise in new units between 2019‑2021 and 2022‑2024, fueling interest in older low‑rise properties like the Kicarnes building.
