Ireland Implements New Housing Planning Exemptions

From today Ireland’s housing regulations have been revised to reduce planning red tape for homeowners. New exemptions allow a modular auxiliary dwelling of 32‑45 sqm to be built without permission, with owners able to earn up to €14,000 tax‑free from rental income. Extensions to the principal house may now reach 45 sqm, and garden structures such as sheds, offices or gyms are permitted up to 30 sqm.

Additional measures relax rules for dormer roof boxes or lights, permit front‑ and back‑yard cycle or bin storage for several bicycles or wheelie‑bins, remove rear‑only restrictions on heat‑pump placement and align external‑wall insulation with existing SEAI grant schemes. Housing Minister James Browne said he is “laser focused on cutting red tape, reducing bureaucracy and streamlining systems to get Ireland building better and faster.”
