Cyprus sees surge in Israeli property investment and relocation

Increased instability and insecurity in Israel following the October 7, 2023, attacks have driven a surge in Israelis seeking property and residency in Cyprus. Many view the island as a ‘Plan B’ in case the regional situation worsens.

Reports indicate that at least 3,000 Israeli families are now permanent residents in Cyprus, with the number growing by several hundred annually. Furthermore, approximately 20,000 Israelis reportedly own property on the island. Between 2021 and 2024, Cypriot land registry data showed 3,851 property transfers involving Israeli buyers in the Limassol, Paphos, and Larnaca districts.

Beyond residential real estate, Israeli interest extends to land, tourism developments, and large-scale investments. The Israeli hotel group Fattal is notably active, with investments estimated in the hundreds of millions of euros across Limassol, Paphos, and Larnaca. Additionally, some Israeli companies have relocated operations to Cyprus to facilitate easier trade within the European Union.
