Istanbul rental market sees rise in strict tenant screening

In Istanbul, the rental housing market has become increasingly difficult for tenants as landlords implement rigorous screening processes. Prospective renters are now being asked to complete detailed forms to prove they are the most suitable candidates. These forms request sensitive personal information, including salary details, length of employment, profession, number of occupants, automobile brand, pet ownership, and Turkish Republic identity numbers.

Landlords often collect these forms from multiple applicants for the same property to compare them, a process that can take up to 10 days. Real estate representatives suggest this trend is driven by landlords seeking financial security due to past issues with rent payments and evictions. In addition to forms, some landlords now require Findeks credit reports, official employment letters, salary slips, or personal guarantors.

Legal experts note that while requesting personal information is not inherently illegal, it must comply with personal data protection laws and should not violate anti-discrimination principles, such as refusing tenants based on marital status or student standing. Furthermore, urban transformation projects in districts like Fatih, Güngören, and Merter are increasing pressure on the rental market by displacing residents and driving demand to other parts of the city.
