Istanbul social rental housing project to offer 15,000 units
The Turkish government, through TOKİ, is launching a social rental housing project in Istanbul to provide affordable housing for low and middle-income citizens. The project aims to offer a total of 15,000 rental units across 12 districts, including Başakşehir, Beyoğlu, Ataşehir, and Üsküdar.
Applications are scheduled to be accepted via e-Devlet between September 14 and September 25, 2026. In the first phase, 1,071 units will be allocated through a lottery system, with deliveries expected in October 2026. Rental prices will be set below market rates, starting at 10,000 TL for 1+1 units and reaching up to 18,000 TL for 4+1 units.
To qualify, applicants must be Turkish citizens, at least 18 years old, and married. Additionally, they must have resided in Istanbul for at least one continuous year and have a monthly average household net income not exceeding 100,000 TL. Applicants must also not own a residential property in Turkey. The rental period for these social housing units is set at three years, after which a new lottery will be held to select new tenants.
