Itaú Unibanco expands commercial real estate credit and gains investor preference
Itaú Unibanco is restructuring its internal operations to increase its presence in the commercial real estate credit market. By integrating teams from its wholesale bank, Itaú BBA, and its asset manager, Itaú Asset Management, the institution aims to provide specialized credit solutions for assets such as logistics warehouses, office buildings, and shopping centers.
This strategic move follows a growing demand from managers and entrepreneurs for customized financing, including sale and leaseback arrangements and real estate-backed debt instruments. While Itaú has a long history in residential real estate financing, its commercial segment has previously seen more discreet activity. The bank expects significant growth in this sector over the next five years.
In a separate development regarding market positioning, Santander has updated its investment portfolio, replacing Bradesco shares with Itaú Unibanco shares in its 'Carteira Valor'. Santander analysts cited Itaú’s superior structural profitability and disciplined lending history as key factors, positioning the bank as a more defensive option amid challenging credit and delinquency scenarios in the Brazilian financial system.
