Italian courts show improved real estate foreclosure speeds

The tenth annual ‘Studio dei Tempi delle Esecuzioni Italiane’ by the T6 Association reveals a trend of increasing efficiency in Italian real estate foreclosure procedures. In 2025, the national average duration for these procedures dropped to 4.85 years.

At the regional level, the court of Trieste recorded the fastest times with an average of 1.56 years, followed by Gorizia at 1.65 years. The court of Busto Arsizio ranked third with an average duration of 2.10 years, while Ferrara placed fourth at 2.15 years. Bolzano followed in fifth place with 2.44 years.

Despite the improved efficiency, the total number of concluded procedures fell to 46,319, representing a 10.8% decrease compared to 2024. This decline is attributed to lower overall volumes, including fewer new filings and a reduction in pending cases. The study identifies the sale phase as the most time-consuming component of the process, averaging 1,022 days.
