Italian law sets 30-day limit to contest erroneous condominium budgets

Under Article 1137 of the Italian Civil Code, property owners have a strict 30-day window to contest erroneous condominium budgets following assembly approval. Failure to challenge a flawed financial statement within this timeframe can result in the document becoming a binding title, which serves as valid proof of debt owed by individual owners, regardless of technical errors or calculation mistakes.

According to Article 1130-bis, the annual budget must include a chronological accounting register, a financial summary of expenses, and a concise explanatory note. The administrator is responsible for convening the assembly to approve these accounts within 180 days of the end of the annual management period.
