Italian real estate: Proximity to train stations and suburban areas drive price surges

An analysis of the Italian real estate market reveals significant price premiums for properties located near major railway stations. According to data from Immobiliare.it Insights, homes within a 10-minute walk of main stations can cost up to 80% more than the city average. Torino shows the highest disparity, with prices near Torino Porta Nuova reaching €3,994/sqm, nearly 80% above the city average of €2,220/sqm. Other notable increases include Rome (+60%), Venice (+54.8%), Florence (+21.9%), and Bari (+20.9%).

Simultaneously, the Milan metropolitan area is seeing a shift in buyer interest toward the hinterland. Data from Casa.it indicates that suburban municipalities like Assago and Cusago are experiencing sustained growth. Most notably, Rozzano has seen a 7.3% increase in asking prices for apartments compared to the previous year, significantly outperforming Milan's 1.1% growth. While Milan's average price remains around €5,900/sqm, Rozzano offers a more affordable alternative at approximately €2,800/sqm, attracting buyers seeking more space and better value while maintaining connectivity to the city center.
