Italian real estate shows mixed trends in August 2026

The Italian real estate market showed divergent trends in August 2026. In the Friuli Venezia Giulia region, housing prices rose by 1.1% compared to the previous month, marking a 6.2% annual increase. This growth significantly outpaced the national monthly average of 0.1%. Within the region, the city of Udine saw a notable price surge of 4.5%, the highest among monitored provincial capitals.

Conversely, the rental market in certain cities experienced a downturn. In Livorno, rental prices dropped by 4.5% in August, reaching an average of 10.7 euros per square meter, which is below the national average of 14.6 euros. This decline was among the most significant in Italy, alongside cities like Ravenna and Chieti. Nationally, rental prices fell by 1.7% for the month and 0.8% on an annual basis.
