Italian regions Lombardy and Friuli‑Venezia Giulia report housing price gains

Idealista’s Q2 2026 report shows that residential property prices continued to rise across Italy’s northern regions. In Lombardy, the average price reached €2,414 per square metre, up 1.5 % from the previous quarter and 7.4 % year‑on‑year. Milan remained the most expensive city at €5,165 /m², a new historic high, while provinces such as Cremona and Mantova posted the strongest quarterly increases.

In Friuli‑Venezia Giulia, average prices rose 2.9 % to €1,583 /m², a 7.7 % gain over the year. Udine saw the largest quarterly jump (3.7 %), whereas Trieste slipped 3.4 % and was the region’s priciest province at €2,526 /m². Both regions reflect the broader national trend of a 0.6 % quarterly rise and a 4.1 % annual increase in used‑home values, driven by solid demand and a shrinking housing stock.

The data underline persistent regional disparities, with Milan and other major cities still far above the national average of €1,903 /m², while several smaller cities posted price declines.
