Italy rental market faces declining affordability and availability

The Italian rental market is facing increasing challenges regarding affordability and availability. According to data from idealista, the proportion of rental properties with a sustainable rent-to-income ratio fell from 63% to 61% over a six-month period. Total rental listings decreased by 6%, dropping from 87,000 to 82,000 units.

Urban centers are experiencing the most significant pressure. In Naples, only 25% of rental homes are considered affordable for a family with an average monthly income of approximately 2,700 euros. Rome shows an affordability rate of 29%, while Milan stands at 45%. Conversely, Perugia and Parma remain the most accessible cities, with affordability rates of 97% and 91% respectively.

Regarding student housing, a report by HousingAnywhere indicates mixed trends. While rental prices for rooms have decreased in several Italian cities—notably in Milan (-4.4%) and Bologna (-4.3%)—Perugia has seen a 7.5% annual increase in room rental costs. Despite price fluctuations, competition for available rooms remains high, with significant interest from students seeking accommodation.
