Italy residential property prices fall in July

The Italian residential real estate market experienced a monthly decline of 1.1% in July, according to the latest Idealista price index. The national average price stood at 2,030 euros per square meter. While prices have grown by 3.1% on an annual basis, they saw a quarterly decrease of 1.2%.

In the Lazio region, prices fell by 1.5%. Rome remains the most expensive area with 3,767 euros per square meter, followed by the province of Rome at 2,876 euros per square meter. Latina is the second most expensive province in the region at 1,965 euros per square meter.

In Tuscany, the market showed varied results. Lucca recorded the highest prices in the region at 3,906 euros per square meter, while Arezzo had the lowest at 1,463 euros per square meter. Most Tuscan provinces saw declines, with Grosseto experiencing the sharpest drop of 1.6%.

Nationally, most regions reported monthly decreases, with the exceptions of Trentino-Alto Adige (+4.1%) and Valle d'Aosta (+0.7%). The most significant regional declines occurred in Basilicata (-3.3%), Calabria (-1.7%), and Sardinia (-1.6%).
