Italy student rental market sees rising demand and prices
The rental market for university students in Italy is experiencing significant activity, driven by a high number of non-resident students. According to Miur data, the number of non-resident students reached 355,000 for the 2024/2025 academic year.
Data from Tecnocasa indicates that rental prices in major cities increased in the second half of 2025, with studio, two-room, and three-room apartments seeing rises of approximately 2.2% to 2.3%. However, this growth rate has slowed compared to previous periods. In cities like Milan and Bologna, rental prices have stabilized at levels described as difficult for families to sustain.
Student-related contracts now account for 14.1% of all national leases, up from 11.1% in 2024. In large urban centers, this figure averages 26.3%, with Torino seeing the highest concentration, where 50% of contracts involve students.
To mitigate these costs, eligible students can access tax benefits. A 19% IRPEF deduction is available on annual rental expenses up to a maximum of 2,633 euros, potentially resulting in a recovery of approximately 500 euros. To qualify, the university must be located in a different municipality and province than the student's residence, and must be at least 100 kilometers away.
