Italy's housing market sees stable prices and varied sale times

Italian families face a tightening housing market as prices rose 4 % in 2025 and mortgage lending became more selective. Data from Technocasa for January 2026 show the residential market remains broadly stable. Across major cities the average time to sell a home is about 108 days, with Milan the quickest at 88 days and Palermo the longest at 124 days. Some cities, such as Bologna and Florence, also record short cycles, while Genoa and the hinterlands experience the slowest sales, exceeding 130 days. Overall, provincial capitals average 127 days, five days less than the previous year, indicating a modest acceleration in transactions.
