Jamaica faces housing affordability and high food costs

Jamaica is experiencing significant economic pressure regarding housing and food affordability. In the property market, overseas buyers and the diaspora are heavily influencing major residential developments. Industry estimates from the Realtors Association of Jamaica suggest that diaspora purchasers accounted for approximately 70 per cent of buyers in several of the country’s largest residential developments, particularly in desirable coastal communities.

However, experts note that the affordability crisis is also driven by a domestic shortage of housing suitable for the local working population. Professionals such as teachers, nurses, and police officers face difficulties securing homes that align with local salaries.

Simultaneously, food prices remain high at Kingston’s Coronation Market despite recent rainfall that ended a drought. Agricultural produce prices include lettuce at $1,500 per pound, Scotch bonnet peppers at $600 per pound, and carrots at $500 per pound. Consumers have expressed frustration that their purchasing power continues to decline, placing heavy pressure on household budgets.
