Japan fixed asset tax factors and land valuation rules
Fixed asset tax in Japan is determined by several factors beyond mere location, including land area, building value, usage, and age. While high tax bills—such as 800,000 yen annually—may seem unusual for rural areas, they can occur if the property includes large plots of land, multiple real estate holdings, or high-value buildings.
Specific tax implications exist for different types of land. For residential land, a special provision can reduce the tax base for up to 200 square meters. However, land used for purposes other than housing, such as independent parking lots or vacant lots, may not qualify for these reductions.
Agricultural land taxation also varies significantly based on zoning and usage. Farmland located in urbanized areas may be taxed at one-third of its residential land value. Conversely, idle farmland subject to official recommendations can see its valuation increase by approximately 1.8 times, though leasing land to certain organizations may offer temporary tax relief.
