Japan housing market: Long-term loans rise among young buyers

Recent trends in the Japanese housing market show an increasing number of homebuyers in their 20s utilizing pair loans and ultra-long-term mortgage products, sometimes extending repayment periods to 50 years. While this strategy aims to reduce monthly financial burdens, experts warn of significant risks, including income instability, potential revenue decreases due to childbirth or childcare, and the danger of negative equity (over-loans) if property values decline.

A survey conducted by ARROW LINK Co., Ltd. involving 598 decision-makers revealed that approximately 29.7% of homebuyers felt they received insufficient explanations regarding property disadvantages or additional post-purchase costs. The study also highlighted that the primary challenge for buyers is not finding properties, but rather the difficulty of decision-making and prioritizing criteria.

Despite these transparency issues, the survey found that consumers prioritize the knowledge and proposal capabilities of real estate agents (31.1%) over low brokerage fees (8.9%), suggesting a preference for professional expertise in navigating complex financial and property decisions.
