Japan housing market: Regional divide in price expectations and brand rankings

MFS has released new data through its AI assessment service, CAPS, regarding Japanese condominium market trends and consumer sentiment. A survey of 1,000 adults aged 25–59 reveals a significant regional divide in housing price expectations. In the Tokyo metropolitan area (Tokyo, Kanagawa, Saitama, and Chiba), 55.4% of respondents believe housing prices will rise, compared to only 35.5% in other regions. In Tokyo specifically, 61.7% expect prices to increase, citing rising land prices and inflation as primary drivers.

While many buyers prioritize immediate factors like property price (57.8%) and location (44.8%), a substantial portion of the market remains focused on long-term value. Approximately 43.6% of respondents consider future resale value when purchasing, a figure that rises to 60.6% among existing condominium owners.

Additionally, CAPS launched a brand-specific ranking for condominium prices and rents. The data shows that the Park Court brand holds the highest price level, with a 75㎡ equivalent valued at 224.06 million yen. The report highlights that while high-end brands like Park Court have seen significant appreciation—doubling in value over seven years—the growth rate of rental income generally lags behind the appreciation of sale prices.
