Japan interest rate hikes influence mortgage and investment strategies
As the Bank of Japan raises policy rates to 1.0%, many financial institutions are expected to increase variable mortgage interest rates around October 2026. This shift from a long period of ultra-low interest rates is prompting discussions regarding whether homeowners should prioritize early mortgage repayments or continue investing.
Financial experts suggest that while early repayment guarantees interest savings, it may not be the most efficient use of capital. For instance, with mortgage rates around 1%, individuals might achieve higher long-term returns by investing in global equities or S&P 500 index funds, which historically yield 3–5%. Additionally, early repayment can reduce benefits from mortgage tax deductions and decrease the coverage provided by group credit life insurance.
In the context of real estate investment, rising interest rates impact leverage, profitability, and property prices. Investors often use loans to enhance returns through leverage or for inheritance tax planning, both of which are significantly affected by changes in the cost of borrowing.
