Japan investigates Chinese-owned real estate for illegal rentals and rent hikes

Controversy is growing in Japan regarding Chinese-owned real estate, specifically involving unauthorized short-term rentals and significant rent hikes. Reports indicate that owners are using Chinese social media platforms, such as Xiaohongshu, to market luxury apartments in Tokyo as illegal vacation rentals. In Minato Ward, high-rise tower mansions have been identified as sites for these unlisted accommodations, with nightly rates reaching approximately 120,000 yen.

Beyond illegal lodging, there are reports of drastic rent increases. In Itabashi Ward, a Chinese-owned company reportedly notified tenants of a rent hike from 70,000 yen to 190,000 yen for a seven-story apartment building.

In response to an 80% surge in complaints regarding illegal lodging, Shinjuku Ward has announced plans to prohibit such operations in residential areas and near schools. The Japanese government is also moving to strengthen regulations, including measures to verify the nationality of individuals and corporate representatives during real estate acquisitions to better track foreign property ownership.
