Japan's interest rate trends and their impact on real estate

Recent shifts in interest rate policies by the Bank of Japan are influencing various economic sectors, including foreign exchange and real estate. While rising interest rates typically increase borrowing costs and can pressure property prices, macroeconomic factors such as inflation can provide a buffer. Rising consumer prices often lead to higher construction costs and increased rental income, which helps support real estate asset values.

In response to these market shifts, certain investment models are gaining attention. Short-term real estate crowdfunding, which operates on cycles of six to ten months, allows investors to mitigate long-term interest rate risks by enabling quicker repositioning of capital. Additionally, development-type funds, which involve participating in the land acquisition and construction phases, offer ways to manage costs and capitalize on supply-demand imbalances in urban areas like Tokyo.
