Kai Tak emerges as new hub for Hong Kong luxury real estate
A shift in Hong Kong’s luxury real estate market is seeing high-end buyers move from traditional prestige areas like Mid-Levels toward the Kai Tak district. Data from 2024 shows that Kai Tak accounted for approximately 37 per cent of all first-hand transactions valued above HK$30 million, totaling 325 deals. This figure is more than double that of the second-highest district, Ho Man Tin.
In the first half of 2026, Kai Tak also led the city in transactions by mainland Chinese purchasers, recording roughly 1,161 deals worth approximately HK$17.5 billion. Analysts suggest this trend is driven by a preference for modern amenities, such as 24-hour convenience and better infrastructure, as well as the district’s proximity to high-speed rail links for easier travel to mainland China.
