Kaohsiung industrial shift drives AI computing and urban renewal

Kaohsiung is undergoing a significant industrial transformation, shifting toward high-tech sectors including a planned AI computing power zone. The city is developing a semiconductor industry corridor across six major industrial parks, including Nanzi and Renwu, which is expected to provide 710 hectares of land and potentially create 1.39 trillion TWD in annual output.

This industrial shift is driving a wave of urban renewal and Transit-Oriented Development (TOD) projects. Between 2021 and mid-2026, approximately 30 public-private partnership projects have been promoted, with total investments reaching roughly 350.9 billion TWD. While these developments aim to modernize the city's aging commercial office space and infrastructure, experts warn of potential market volatility.

Real estate analysts suggest that while high-end commercial office rents are rising, the massive influx of residential supply from completed TOD and urban renewal projects could lead to significant selling pressure between 2030 and 2033. Nationally, Taiwan's real estate market faces challenges from credit restrictions, with total transaction volumes for the year estimated to fall between 250,000 and 260,000 units.
