Kaohsiung rental market shifts as TSMC investment drives demand

The rental market in Kaohsiung is experiencing significant shifts driven by TSMC’s expanding semiconductor investments. According to data from the Kaohsiung City Land Administration Bureau, Sanmin District has maintained its position as the city’s top rental hotspot for four consecutive years, accounting for 17.3% of all rental transactions in the city.

Nanzih District has risen to second place, climbing from fifth in 2023. This growth is attributed to the TSMC factory effect, which is creating new employment opportunities and increasing demand for housing near industrial clusters. As production scales up toward 2025, workers are increasingly opting to rent near industrial parks to minimize commuting costs.

Market trends indicate a rising preference for apartment buildings and entire units over traditional partitioned rooms. While traditional low-cost options remain popular among students, the influx of tech professionals has boosted demand for modern buildings with elevators and amenities. In areas surrounding TSMC facilities, two-bedroom apartments are renting for approximately 20,000 to 23,000 TWD per month.
