Karlsruhe and Braunschweig face industrial and retail shifts

In Karlsruhe, the former Michelin tire factory, which has been in operation since 1931, is undergoing a major transformation. Following its closure in 2025 due to market shifts and competition from Asian imports, the 126,000 square meter site has been acquired by Aurelis Real Estate. The project, named ‘Profilwerk Karlsruhe’, aims to create approximately 74,300 square meters of rental space for production, urban logistics, and technology-oriented companies. Demolition of old halls is scheduled to begin later this year, with official construction of new buildings expected to start in 2027.

Meanwhile, in Braunschweig, the retail sector continues to face challenges. The Mäc Geiz branch located at Schild 6 is set to close on November 21 due to economic reasons. This follows other recent closures in the city center, including the Depot chain and the fashion brand Eterna, highlighting the increasing pressure from e-commerce and changing consumer habits on stationary retail.
