Karlsruhe property prices see decline in southern Germany study
A study by CERTA Immobiliengutachten comparing property purchase prices across 17 southern German cities shows a downward trend in many locations during the second quarter of 2026.
In Karlsruhe, the average price for condominiums was 4,161 euros per square meter, representing a 1.3 percent decrease from the first quarter. Single-family houses in Karlsruhe saw a more significant decline of 2.4 percent, averaging 4,160 euros per square meter.
Among the cities studied, Munich remains the most expensive for condominiums at 9,231 euros per square meter, followed by Freiburg and Heidelberg. Pforzheim recorded the lowest average price for condominiums at 3,002 euros per square meter. The report notes that apartments in university cities often command higher prices per square meter than houses due to the rise in small households and high demand for central locations.
