Turkey real estate and retail sectors face regulatory and cost shifts
Turkey is seeing significant shifts in its real estate and retail sectors. The Social Security Institution (SGK) has announced it will auction 197 properties across 26 provinces, including land and housing, with estimated values starting from 310,000 TL. These electronic auctions are scheduled to take place between October 21 and November 10, 2026.
In the rental market, particularly in Hatay following the 2023 earthquake, rents for TOKİ housing have risen to between 10,000 and 15,000 TL, while reserve area properties range from 15,000 to 20,000 TL. Meanwhile, in Adıyaman, rising rents are creating economic pressure for both tenants and small business owners.
In the retail sector, a new regulation published in the Official Gazette grants the Ministry of Trade the authority to determine installment periods and impose additional restrictions on the sale of goods and services, excluding housing. This includes rules for debt deferral and installment payments made after an initial sale.
Additionally, the real estate industry is facing cost pressures. Hakan Akçam, President of the All Real Estate Consultants Association (TEDB), criticized a 44% increase in digital listing package prices, noting that such costs contribute to the closure of approximately 5,000 real estate companies in recent months.
