Korea Land and Housing Corporation faces restructuring and site redevelopment

The South Korean government is moving forward with a plan to split the Korea Land and Housing Corporation (LH) into two separate entities for the first time in 17 years. Under the proposed reform, one entity will focus on land development and housing construction, while the other will manage residential welfare and asset stockpiling. This restructuring aims to improve financial stability and ensure faster development projects.

The split is expected to have significant regional impacts, particularly in the Daegu and Gyeongbuk areas. Concerns have been raised that the new development-focused entity may prioritize high-profit projects in the Seoul metropolitan area, potentially delaying new public land supply and urban regeneration projects in regional cities. Additionally, the dual-entity structure could complicate the process of purchasing unsold apartments to stabilize local markets.

Separately, LH has announced a development roadmap for its aging headquarters sites. The LH Seoul Regional Office site in Gangnam is slated for complex redevelopment, with a target completion and move-in date of 2033. This project, along with sites in Suwon and Bucheon, aims to supply high-quality public and private housing, including specialized complexes for newlyweds and childcare facilities.
