KOSPI volatility impacts Seoul real estate contract payments
Recent volatility in the KOSPI stock market has led to a rise in missed payments and contract cancellations in the Seoul real estate market. Many homebuyers intended to fund their down payments through the sale of stocks and bonds, a trend that peaked in May when 31% of Seoul housing fund procurement plans cited such assets.
Data analyzed from Seoul's fund procurement plans for the first half of the year shows that out of 61,425 cases, 15,968 (26%) planned to use proceeds from selling stocks and bonds. As stock values dropped, many prospective homeowners faced liquidity shortages, making it difficult to pay the required 10% down payment for new apartment subscriptions.
Experts suggest this is not a fundamental lack of housing demand but rather a short-term liquidity crisis caused by financial asset volatility. There are concerns that prolonged stock market instability could lead to broader psychological contraction in the real estate market and increased loan delinquency risks.
