Kraków municipal auction highlights rise of micro-apartments

The real estate market in Poland is seeing a rise in micro-apartments, a trend that has extended to municipal sales. In Kraków, the city recently auctioned a municipal property measuring just 14.75 square meters. The unit, located in the Sportowe estate, consists of three rooms: a living area with a kitchenette, a hallway, and a toilet. Despite the tiny footprint, the auction saw four bidders, driving the final price up to 174,000 PLN from an initial asking price of 132,000 PLN.

The property requires significant renovation, including the replacement of internal installations and building joinery. Due to a ceiling height of 2.40 meters, legal requirements prevent the installation of a full bathroom, limiting the space to a toilet with a sink and a flow-through water heater.

Legal distinctions are critical when purchasing such small units. Since January 1, 2018, Polish regulations require a minimum of 25 square meters for a property to be legally defined as an apartment. Consequently, micro-units fall into three categories: older, legally established apartments built before 2018; commercial premises converted to look like living spaces (often seen in aparthotels); or larger apartments physically subdivided by owners into multiple small units.
