La Libertad architects warn of irregular land sales

The Colegio de Arquitectos del Perú – Región La Libertad has issued an alert regarding the irregular sale of land in the La Libertad region. Dean Marco Arroyo warned that many properties are being marketed as urban lots via social media, despite being technically classified as rustic land lacking urban habilitation and basic infrastructure such as water, sewage, electricity, roads, and sidewalks.

These sales often lack municipal approval, regulatory contributions, or proper registration in Public Registries. The institution highlighted the risk of the ‘acciones y derechos’ modality, where buyers acquire a share in a parent plot rather than independent ownership of a specific lot.

In Trujillo, a specific case was cited where a family made payments for six months to a company that subsequently ceased operations after failing to maintain its agreement with the original landowner. The Colegio de Arquitectos has urged local municipalities to increase inspections of real estate projects and advised families to verify the legal and urban status of any land before making payments.
