Lagos real estate shifts toward vertical housing amid land scarcity

Lagos is experiencing a significant shift toward vertical residential development due to acute land scarcity and rising acquisition costs. In high-demand areas such as Victoria Island, Ikoyi, and the Lekki axis, the prohibitive cost of land for single-family homes is driving developers to build multi-storey apartment complexes to maximize returns per square metre.

This transition toward high-density living is accompanied by a growing short-term accommodation market. However, the rise in shortlet apartment supply is increasing competition among operators. Industry leaders suggest that success in this saturated market will depend on management quality, cost control, and aggressive marketing strategies to maintain occupancy rates.

The move toward high-rise structures also presents infrastructure challenges, requiring more robust power, water, and waste management systems. Regulatory oversight from the Lagos State Physical Planning Permit Authority (LASPPPA) remains central to managing zoning and building density in these evolving residential zones.
